Interior Details

  • Ceiling height throughout first floor – minimum 9 ft. and second floor - minimum 8 ft.
  • Skim coat plaster over ½” blue board – smooth walls, fine-textured or smooth ceilings, sponge-finished or texture plaster in closets and garage (except closet in master bedroom which will have smooth walls)
  • Interior trim –casings will be primed finger-jointed Stafford Moldings and baseboards will be 7 ¼” primed finger jointed speed base, windows will have head jambs and window stools and select areas will have crown molding with choice of Traditional style chair rail and shadow boxes or Craftsman style wainscoting
  • Interior paint –(3) wall colors, standard white ceilings, doors  and wood trim (including prep work, primer and two coats finish painting with Benjamin Moore latex flat and semi-gloss materials)
  • Interior doors – Solid-core, two panel Masonite (first floor with transoms) with lever handles (Schlage or equivalent) in a brushed nickel finish

  • Roof will have 1/2” CDX plywood sheathing with ridge vent ventilation, tar paper or Tri-Flex 30 and fiberglass-asphalt IKO architectural roof shingles (Manufacturer Limited Lifetime Warranty)
  • Ice and water shield (2 rows) will be applied to roof edges, valleys and roof/wall intersections where needed
  • Aluminum drip edge will be applied to all roof edges 
  • Glass panel, overhead, steel-insulated garage doors with key pad and two remote garage openers
